I trust that all of you enjoyed the privilege of celebrating Easter weekend with loved ones and ready to enter the second quarter of 2023 well rested and eager to conclude a successful first semester.
Current market trends in the Garden Route indicate that more properties are coming to market to meet the continuous high demand from buyers and seemingly moving towards a shift toward a buyer’s market. For some time now, in certain market segments, buyer’s had very few options within their criteria and budget and we were experiencing a shortfall of around R500k to R1mil in demand budget and supply prices. With another recent sharp increase in interest rates (50 basis points), this will likely strain demand budget even more. However, with more properties entering the market and likely to accelerate, homeowners that consider selling have to react quickly to take advantage of the increased property prices, as a turning point is looming. To take full advantage of the current market, sellers need to ensure that they are well prepared when placing their property on the market, more so than ever. Entering the market with the right value (I can’t stress this enough) and a well staged home is of utmost importance, and the guidance of a property professional is cardinal.
