We’ve finally made it through, what felt like, all 90 days of January and suddenly about midway through February, running to keep ahead of demand. National year-on-year house price inflation nationwide, having been decreasing consistently since early 2021, now sits at 2.74%. In Mossel Bay, we’re seeing a very different trend. A consistent and strong growth that started at the end of 2020 still produces staggering results. The greater Mossel Bay is averaging a 15% price growth per year, for 2021 & 2022, some areas within the region even reaching around 30%! This is an exceptional performance and lures a lot of investment to the region as it is greatly outperforming the majority of the country.
Unfortunately, this does not come without an array of threats. With high fuel prices, increasing interest rates, household budgets in certain sectors are feeling the pressure and proposes potential volatility. Granted, these pressures are not present in all sectors of the housing market, and the safer investment will likely be at the higher end of the market, as well as in vacant stands, that continually becomes more & more scarce.
For the avid investor, real estate investment requires much more detailed calculated risks. As many investors in our region realise, the return on investment extends much further than the default monthly income and expenses of the short term. The real benefit lies within capital growth, as the compared rental income vs. bond repayment does have a substantial shortfall. If this is navigated effectively, the long-term return will be hugely beneficial.
