Welcome to the AB Properties monthly newsletter!
In the past 2 years large commercial buildings have, to some extent, run empty. The work from home movement has severely strained the sector since lockdown and with the extreme fuel prices we’re experiencing, this is accelerating this movement even more. After discussing my concerns with my annuity broker regarding my portfolio having some exposure to the commercial/retail market he assured me that the urban areas is seeing an interest in cost effective inner-city living spaces, giving these office blocks a grand new opportunity in being converted to apartment spaces. With over 67% of South Africans living in Urban areas (Refer to article) they’re predicting this to rise 71% by 2030 and by 2050 8 out of 10 people will be living in urban areas. This urbanising is playing right into the hands of the conversion of these commercial buildings. Young middle-class South Africans prefer smaller centrally located spaces as they tend to offer a more cost effective lifestyle.
Although we don’t experience these trends on the same scale in the Garden Route, it got me thinking how will these exorbitant fuel prices affect our local economy. Are we starting to adjust our home buying criteria toward being more centrally located to alleviate the fuel cost pressures or is luxury & lifestyle still outweighing factors? Will our developments be even more aligned to these considerations? Only time will tell. Where will you be investing your money?
