Spring is here everyone! A whole month of new blossoms, in nature and in your business too I hope!
Our region is looking more beautiful than ever, Garden Route at its best. Other than our spectacular fauna and flora, Mossel Bay has always been known as one of the neatest and well kept municipalities in the country, something we locals become use to and often forget how hard the municipality works to keep up this high standard. Just this week I explained to one of my clients how our streets and sidewalks are constantly maintained, with, I might add, a whole team moving together with a shade-net screen to ensure vehicles are protected from rocks and debris that might be thrown toward the road from the weed-eaters. Every couple of weeks a set of plastic bags are delivered to our doors containing black refuse bags, green bags for garden waste as well as blue bags for recyclable items. Needless to say my client was blown away, coming from a municipality where basic services has unfortunately become a nice to have lately. We don’t always realise how lucky we are in this region. It has urged me to ensure that I’m registered and ready to cast my vote to keep the current management in control of my beautiful town, and I sincerely hope each and everyone of you will too!
In market news, we’re still experiencing a low supply of existing property to meet a fairly big demand. A nice problem to have, but a problem nonetheless. My curiosity lead to a bit of research into transactions captured in the Mossel Bay and George municipalities by month and comparing that to previous years. Unfortunately, 2020 data does not allow comparison, with the deeds office having been closed for almost 3 months during lock-down and the huge resultant backlog that had to be caught up.
The gap clearly visible between April and June of 2020 and the large ramp up to remedy the backlog thereafter. This resulted in the only comparison that we’re able to draw conclusion from, comparing the 1st and 3rd quarter of 2019 and 2021.
A noticeable increase in transactions in the first quarter comparison, with close to 320 more properties being sold during this time. Completely in line with the increased semigration trend that we’re continuously reading about in property news since July last year. A large drop in the third quarter comparison, close to 200 less properties, is the clear sign that the decreasing supply is not meeting the demand, and home buyers are not finding a match for their requirements and budget. A lot of these sales are now moving to developments, but as a result the waiting period for delivery of these developed homes are extending as the developers can’t keep up with this increased demand and available stands are becoming very scarce. We all know what the inevitable result of this will be. Increased prices. For property owners and property value as a whole, this is fantastic news, but we should really caution to ensure that this trend is sustainable. Thus, a thorough and complete valuation of your property by a trusted, experienced and mandated agent is a non-negotiable in these market conditions.
